So you’ve heard about RiverCreek by GL Homes, the newest community along the Corkscrew Corridor in Estero, Florida, and you’re wondering if RiverCreek is the community for you. RiverCreek Amenities & Size
GL Homes is the only builder in RiverCreek. In September 2022, they began releasing lots and breaking ground on new homes rapidly! As of today’s date, there are already nearly 100 homes sold. Once completed, RiverCreek will include 554 homes sitting on 395 total acres with 224 acres of preserve and ten (10) lakes. This stunning community boasts plans for seven homes ranging in size from 1,900 square ft to just under 4,400 sq ft, including two single-story plans and five two-story options.
Behind the gates, RiverCreek residents will find resort-style amenities that include a beautifully appointed clubhouse of just under 10,000 sf of space, a card room, a sports lounge, billiards, an indoor sports court, and a state-of-the-art fitness center.
Outside, in addition to a resort-style swimming pool with a 60’ lap swimming lane, homeowners and guests will also enjoy tennis courts (4), pickleball courts (6), ½ basketball court, bocce courts, multi-use field, a shaded playground, party pavilion, fire pit, sidewalk, and streetlights.
RiverCreek is located just 6 minutes from Exit 123 and I-75. The Estero Corkscrew Corridor area is home to various shopping and dining venues, including Miromar Outlets, Gulf Coast Town Center, and Coconut Point Mall. This vibrant area also includes the popular sports and entertainment venue, Hertz Arena, which showcases The Florida Everblades hockey, youth and other recreational hockey leagues, plus various bands, shows and other entertainers on a weekly basis.
Nestled between Corkscrew and Alico Roads, just off of Ben Hill Griffin Pkwy, Florida Gulf Coast University, which recently celebrated 25 years in existence, is a pillar of activity and academic strength in the local community. The excitement that the college environment brings to the area helps give Estero the buzz and vibe of a college town and offers additional arts and entertainment opportunities for the local community not found in most smaller communities.
RiverCreek Prices & Fees
Homes in RiverCreek are expected to begin to be move-in ready toward the end of 2023. The best lots are selling fast since they are priced significantly lower than in neighboring communities along Corkscrew Road. In order to reserve a lot, contact us for details! Essentially, buyers can put a $5,000 deposit down to hold a lot for up to three days. We can scout out the right lot for you and make sure you are comfortable with your decision. Standard lots are expected to be sized at 50’ of frontage by 115’ deep. Once a home and site are selected, a 10% total deposit of the home and site cost is required plus a portion of upgrade selections to move forward with the purchase process.
The monthly HOA fees for RiverCreek are expected to be $354 per month, paid quarterly. All homes pay the same HOA fee. There will also be a CDD fee paid annually with taxes, expected to be $1,950. If you aren’t familiar with a CDD, it’s a common way that developers of resort communities in Florida cover the infrastructure costs associated with building a new community like roads, utilities, etc. There is only one community on Corkscrew Road that does not have a CDD and that is Corkscrew Shores. Homeowners can estimate to pay around a 1.0% tax rate if they have a homestead exemption. Without this exemption, the tax rate will be around 1.25% of the assessed value.
